If I were building a golf sim business, this is exactly what I'd do. Hyper local, membership based, self serve. No food, no drink, just golf.

Membership is $199 a month for unlimited access, 24 hours a day, an hour at a time.

You need at least 1,000 square feet with exterior access. The spot I found is $1,250 a month. It'll clean up nice and has plenty of room for a second bay later.

The rest of the overhead:

  • Cleaners weekly, $600. That's plenty, because there's no food and drink.
  • Monitored security system, key card access, some apps to run the place.

That puts overhead at $2,350 a month. I'll round it up to an even $3,000 for the haters.

Cap it at 50 members and monthly revenue is just under $10,000. To fill those spots, run Instagram ads to affluent golfers in the area. Budget a $500 CPA and you've got $25,000 to go find 50 customers worth about $120,000 a year.

With only 50 members there's plenty of room. Realistically you could probably make it work with 100.
