Boy Math: A $200K Golf Sim Lounge for Sale

This sim lounge in Florida was listed for $200K in March 2025. The owner is working 75 hours a week.

It's a 24-hour access sim that can be booked for lessons. It has a booze license, a bar and a small retail area. It did $112K in free cash flow last year with $128K in expenses. Assuming the lease is maybe half of that, my guess is that $112K is what the owner actually takes home.

But I bet those 75 hours a week are not 75 lessons a week. I bet that time is mostly spent keeping the bar open and selling the occasional grip. Those things are not this business.

This business should be a dream for a golf pro. A self-serve sim when you're not there. Lessons whenever you are.

I'd offer $50K down and $100K over time. That gets him some cash, gets his money out and, most importantly, gets him out of his lease. You could probably get him lower, but I'm a nice guy. I'll leave it to you to play hardball.
