Some call it mansplaining I call it boy mathing

This SIM lounge is for sale in Florida for 200 k. Better dude's working seventy five hours a week. No rank. It did 200 k last year with 112 in free cash flow. The twenty four hour access SIM can be booked for lessons, has a booze license and bar, and a small retail area. With a 128 in expenses, assuming the lease is maybe half that, my guess is that $1.12 is what the owner actually takes home. But I bet this seventy five hours a week is not 75 lessons a week. I bet that time is mostly spent having the bar open and selling an occasional grip. Those things are not this business. This business should be a dream for a golf pro. It should be a self serve sim when you're not there rank a place to make more and give lessons whenever you are. I'd offer 50 down and a 100 over time. That gets him some cash, his money out, and most importantly, out of his lease. You could probably get him lower, but I'm a nice guy. I'll leave it to you to play hardball.
